Good comparables are what back up your rent proposal, and MarketRent helps you find and add the strongest matches quickly.
How to Add Property Comparables in Rent Reviews
1. Open the target property in Rent Reviews
Go to Rent Reviews.
Open the target property you want to review.
In the example, the property used is 13 Clapham Common North.
If there are no valid comparables yet, you can access them from either:
- The Action: Property Comparables item in Next Steps, or
the Property Comparables tab at the top.
2. Review the property details and existing comparables
At the top of the Property Comparables screen, review the target property’s key details:
- Property type
- Number of bedrooms and bathrooms
- Current rental price
Below that, review the comparables already loaded from your own portfolio.
For each comparable, check:
- Whether it is an achieved rent or asking rent
- The distance from the target property
- When the rent was achieved
3. Filter your portfolio to find the best matches
Use the filters to narrow down your own property list.
Start with the most relevant property type, such as:
- Two-bedroom flats
If needed, add more filters such as:
- Unfurnished properties
The system will show recommended comparables based on:
- Distance
- Similarity to the target property
4. Choose the most suitable comparables
Review the recommended comparables and prioritise the strongest matches.
Good comparables are typically:
- Close to the target property
- Similar in size and type
- Recently rented
- Based on achieved rent rather than asking rent
In the example:
- One property is less than 500 metres away and rented less than a week ago
- Another is slightly farther away but still a strong comparable
Add the comparables that best reflect current market conditions.
5. Confirm the comparables have been added
After selecting the comparables, return to the Next Steps tab.
Confirm that the property comparables action has cleared.
This indicates the comparables have been successfully added to the property.
